Admitted at Pantai Hospital Bangsar,. The Story.

On last Thursday, September 20, 2012. Is my bad worst day when I admitted at Pantai Hospital, Bangsar due to accident at Jalan Hang Tuah in the morning time around 8:45 am, on my way going to work. As usual in the morning I ride my scooter follow the jamm road to my working place at Jalan Raja Chulan, at Jalan Hang Tuah jamm become worst when car is moving slowly and always stop. 

Then suddenly got a stupid driver open their car door for a reason their door are not close properly before. I cant escape, then my left leg bang their car door. I have a tisue and ligament serius injury until i cant walk and admitted to the hospital for 8 days. Its so pain and i got a medical leave for one month.

The 8 days I admitted to Pantai Hospital was a best time for me, because I love to stay at hospital. Meal taking care, health taking care, day and nite also taking care by the nice nurse and the hensome Doctor. Ha ha ha..! My neighbour already in and out. Well at that ward I'm the only one who stay longgest. With total of 8 days.

I discharge from hospital on Thursday, September 27, 2012. I got medical leave for 41 days. So I will rest at home and going back to hometown. 

Well my stay at this Pantai Medical Centre, Bangsar are so comfortable with a helpfull nurse, hensome Doctor and deliciouse complimentary meal. My Doctor is Doctor Eugene Wong, MBBS, MS Ortho (Mal), AM, Speciality on Orthopedic Surgery and my nurse name is Nurse Aisyah.

Since I not available to walk because of my injury, I seriusly need 90% help from the nurse. Most of the time I only stay at my bed, sleep and eat. Sleep and eat. My other activity is to post my meal picture everyday on my Facebook. Until one of my frends say, I seriusly dont have any jobs to do. Ha ha ha. Then my friends also complaint about their wall on FB are loaded with my meal picture. Make them hungry only.    

Everyday I only go to fisiotheraphy, this the only thing I do for the time I warded and the only my activity here. The rest I only stay at my bed, sleep, eat and play facebook. Only that. 

I appreciate many of my friends come and visit me. They make me happy and cheer up me and accompany me, event a while only that enough for me to release my bored and lonely. They bring so many things for me as a gift. I'm fell so happy.

After I discharge, on Saturday I already done make a police report to sue the useless driver. Now waiting and follow up..

I admitted At Pantai Medical Centre, Bangsar

I have an accident on 20th September 2012, Thursday morning. Its happen at Bukit Bintang, while im going to work. Its on my way to go to my working place. Ive accident around 8:45 am.

Its jam that time. Car is not moving, then as usual i ride my scooter and follow the jam road as usual. Then suddenly got one stupid driver, suddenly open their car door. I cant skip and escape, then Im bang the car door with my left leg. Luckily Im not fall down and i still can stand with my right leg.

The guy that drive a grey wira with the plat JLK (0000) (hide for safety reason) say sorry to me and the reason he open the car door is because the car door not close properly before. He wanted to bring me go to clinic but at that morning time, no clinic open and he also was rushing to do their work.

He wanted to give me money but he only left RM 30.00 in their wallet. So he give me their number and ask to contact him for hospital bill.

So, i decide to ask him to pay all my hospital bill and also do a police report incase he run away.

Today is my 3rd day in Pantai Medical Centre.

A Funny Things - Rumours about the iPhone 5

iPhone 5 that launching recently are slightly longer then iPhone 4S. Its differently about 0.37 inches. Not so much different at all. iPhone 5 are 4.87 inches tall than iPhone 4S, 4.5 inches tall.

The funny things are they all have an idea how to make a joke of this things iPhone 5 features. Through Facebook I was found some picture that quite awesome and yet so funny.

Its not possible also, if every year Apple launch two times iPhone with increment 0.37 inches every iPhone. That will make next iPhone are more longer and longer.

iPhone 5 Finally Release

After months of rumor endless "leaked" images, and tons of analyst reports, Apple finally introduced its latest smartphone, the iPhone 5. The new iPhone 5 finally release by Apple. 

With 4 inch display, measuring at 7.6mm in thickness and weighing 112 grams. This is the thinnest and lightest iPhone and is made of glass and aluminium. Surprisingly enough the new iPhone 5 looks very similar to all the leaks we have seen thus far, so for once Apple wasn't really able to keep it a big secret.

The feature a 4-inch display, with a resolution of 1136 x 640 pixels also means that the iPhone has been elongated physically and in terms of pixel rows. To quote the VP, "We're able to add a fifth row of icons." In other words, Apple in-house software has been updated for the new resolution and screen size, while third-party apps will be letterboxed if necessary.

There’s also LTE support, although no mention of NFC. There will be a new 8 mega pixel camera, with a promised improved low light performance and 40% faster photo capture. The iPhone 5 processor will be that of Apple A6 SoC, which is claimed to double CPUand graphics processing performance.

There’s also the new Lightning dock connector, which is 80% smaller than the previous 30 pin cable. If you’re using that, Apple will be providing an adapter for all old accessories, at a price. The iPhone 5 comes in black and white flavours, with 16GB, 32GB and 64GB variants.

First wave of countries to get the iPhone 5 on September 21st will be the US, UK, Canada,France, Germany, Australia, Japan, Hong Kong and Singapore, starting from USD 199 (S$245) for the 16GB model. More territories to be announced from the 28th of September onwards.

Sunday Morning Activities - Aerobic Exercise

Last Sunday, I was jogging at Taman Tasik, Taman jaya, Petaling jaya. I found something interesting. I also meet someone interesting. He is Mr. Joey, a professional Coach for Aerobic Exercise that he arrange at this Taman Jaya, Petaling jaya from 2006.

Aerobic exercise (also known as Cardio) is physical exercise of relatively low intensity that depends primarily on the aerobic energy - generating process.

Imagine that you're exercising. You're working up a sweat, you're breathing hard, your heart is thumping, blood is coursing through your vessels to deliver oxygen to the muscles to keep you moving and you sustain the activity for more than just a few minutes.

Aerobic Exercise, a good acttivities for a good health. Why dont we go for a aerobic actities organized by Mr. Joey at Taman Jaya Lake Garden for joining a great exercise and dancing exprience.

Tomato - Solanum Lycopersicum



Tomato or the scientific name is Solanum Lycopersicum are originally from South America. Its typically red. Tomato red fruit can be eaten raw. However, not all people love it! Did you know that tomatoes contain various distinctive properties, including help prevent deadly diseases? The red color is due to lycopene, a carotenoid or natural compound that gives red color to tomatoes and a variety of properties of natural antioxidants that are good for our health.


As a one of fruit vegetarian, tomato fruit is consumed in diverse ways including raw or as an ingredient in many dishes and sauces and not forgettable for drinks. Tomato have a great good taste with beneficial health effects. Its 90 percent full with water.

Tomato red fruit can be eaten raw. However, not all people love it! Did you know that tomatoes contain various distinctive properties, including help prevent cancer. Besides having antioxidants, foods containing lycopene may also reduce the risk of some types of cancer and disease. A researchers found that the high content of lycopene in tomato paste, tomato sauce and tomato juice.

Nutrition Consultant at the National Heart Institute (IJN), Mary Easaw John said the best way to increase the amount of lycopene in the human body is through the consumption of tomato-based foods and food products made from the material.

He said that, based on scientific studies, lycopene can help prevent certain diseases such as prostate cancer, lung cancer and stomach cancer. Lycopene may also help reduce levels of LDL cholesterol (bad cholesterol) and blood pressure under control once so stable. 

Mary said, the best source for lycopene is from SPAGHETTI sauce, tomato juice, watermelon, tomato paste, tomato soup, chili sauce and cocktail sauce. He said about 80 percent contained lycopene in tomatoes and tomato products, but the point that has been cooked tomatoes contain lycopene which is higher.

This is because the cooking process will break down the tomato cell wall thus allowing the human body to absorb lycopene. However, he said, preferably make sure you do not use excessive oil and fat during cooking to ensure better absorption of lycopene.

My First Home Scheme - Skim Rumah Pertamaku (SRP)



Skim Rumah Pertamaku (SRP) - My First Home Scheme was first announced in the 2011 Budget by the Malaysian Government to assist young adults who have just joined the workforce, earning RM 3,000 per month or less to own their first home.


The Scheme allows young adults to obtain 100% financing from financial institutions, enabling them to own their 1st home without the need to pay a 10% downpayment. This is in line with the Government’s aspirations of increasing home ownership amongst the “rakyat”.

In the 2012 Budget, it was announced that the maximum property value be increased from RM220,000 to RM400,000, effective from 1 January 2012.

A )  Skim Rumah Pertamaku

1. What is Skim Rumah Pertamaku (SRP) / My First Home Scheme?

The scheme is one of the measures recently announced by the Government in the 2011 Budget aimed at assisting young adults earning RM3,000 per month or less to own a home. The scheme allows homebuyers to obtain 100% financing from financial institutions, enabling them to own a home without having the need to pay a 10% down payment. Cagamas SRP Berhad will guarantee the banks on financing above the 90% level i.e. if a borrower obtains 100% financing, Cagamas SRP will guarantee 10% (from 90% to 100%) of the financing.

2. With Cagamas SRP Berhad’s guarantee, does it mean borrowers under the Scheme are only liable to the bank for 90% financing only?

No, the borrowers are liable to the bank for the full financing amount (up to 100%). The guarantee only indemnifies the bank for any loss incurred as a result of financing above the 90% level.

3.Do I have to pay a higher interest/profit rate or any fee to enjoy up to 100% financing under the Scheme?
No, the normal interest/profit rates of the respective banks shall apply and borrowers do not have to pay for the Cagamas SRP Berhad’s guarantee. 

B. Financing

1. Who is eligible for this Scheme?

This scheme is open to all Malaysian citizens aged 35 years old or less (age next birthday is 36 years old or less) with gross income of not more than RM3,000 per month for single borrower and gross income of not more than RM6,000 per month for joint borrowers (gross maximum income of RM3,000 per month per borrower).

2. I am self-employed and my average monthly income is RM2,000. Am I eligible for the Scheme?

No, the scheme is limited to employees in the private sectors only. Borrowers must be confirmed employees with minimum employment period of 6 months with the same employer.

3. I am self-employed while my spouse is a confirmed employee in a trading company earning RM2,000 per month. Are we eligible as joint borrowers under the Scheme?

No. Only your spouse is eligible to apply because she is a confirmed employee. In addition, she has to meet all other criteria under the scheme.

4. My spouse and I each earn RM2,000 and RM3,000 per month respectively and we wish to obtain 100% financing to purchase our first home of RM300,000. Would we qualify under the Scheme?

Yes. Under the Scheme, total financing obligations for single or joint borrowers must not be more than 60% of their combined net monthly income. Assuming existing total financing obligations (car instalment + personal loan) is RM1,200. In this case, maximum monthly repayment for the mortgage loan under SRP should not exceed RM1,410 per month as shown below. 

Example of calculation:
Gross combined income : RM2,000 + RM3,000 = RM5,000 
Net combined income : RM4,350 (income after statutory deductions i.e. tax, EPF & SOCSO) 
60% of RM4,350 = RM2,610 (total financing obligations)
Mortgage loan repayment should not exceed: RM2,610 – RM1,200= RM1,410 Based on current interest rates and permitted maximum financing tenor of 40 years (subject to borrowers’ age not exceeding 65 years at the end of financing tenure), your maximum eligible financing amount is about RM309,000.

5. How can I qualify for a 100% financing to purchase a property worth RM400,000?

You may apply for 100% financing through joint borrowers with a combined income not exceeding RM6,000 (gross maximum income of RM3,000 per month per borrower). Assuming both borrowers have zero financing obligations at the point of application, loan tenure is 40 years (provided both borrowers age do not exceed 65 years at the end of financing tenure) and meet all credit requirements of the bank, the monthly instalment of the loan should not exceed 60% of the combined monthly net income of the borrowers.

6. My friend and I meet all the criteria. Can we jointly apply for financing under the Scheme?

No, joint borrowers must be family members, i.e. husband and wife or siblings only, and they must all meet the criteria set.

C. Property
1. Does the Scheme cover completed properties as well as those under development?

Yes, the Scheme covers both completed properties and those under development. The guarantee is effective upon full disbursement of the financing.

2. My spouse and I would like to buy a property at RM300,000. Will we be entitled to RM300,000 financing if we meet the income criteria?

Valuation of the property is subject to the participating bank’s underwriting policy. Generally, banks will finance based on purchase price or valuation (open market value) from their panel valuer which ever is lower. 

3. My existing financing was taken up for the purchase of my first home. Am I eligible to refinance the loan under the Scheme?

No, the Scheme does not cover refinancing of an existing loan.

4. Are there any limitations on the type of residential properties or locations under the Scheme?

The type of residential properties and locations are subject to participating banks’ underwriting policies. 

D. Other Questions
1.How do I apply for financing under the Scheme?

Application can be made at any branch of the participating banks.

2.Can I apply for Islamic financing under the Scheme?

Yes, the Scheme covers both conventional and Islamic financing.

3.What is the maximum financing tenure?

The maximum financing tenure is 40 years, subject to borrower’s age not exceeding 65 years at the end of financing tenor and to underwriting policies of the participating banks.

4.Do I need to purchase fire insurance/takaful and Mortgage Reducing Term Assurance (MRTA) / Mortgage Reducing Term Takaful (MRTT)?

The borrower(s) will have to purchase fire insurance/takaful. However, MRTA/MRTT requirements will depend on the requirements of the participating banks.
